Thank you so much for your amazing management for our home. This is really the first time for all the time we’ve had the house, that we can really trust our Manager and rest off all worries. You would not want to hear what we’ve been through all those years and we will be happy to recommend you to any home-owner on this earth, even this early in the game.



Our Management Services start at $100 monthly and include:

– preparation and forwarding to the Owner of monthly statement of accounts together with a reservation booking list (available through Owners LogIn) showing all registered reservations placed in the home, both current and future. As Owner you will have ONLINE ACCESS to our EXTRANET, so that you are always up to date on the status of your account and bookings

– To ensure that all taxes are paid on time and those annual accounts are kept and reported to the relevant authorities.

– To ensure that all licenses are applied for and renewed as demanded by Florida regulations regarding short-term rental property.

– Marketing of your property on our website and through maximum exposure with listings on a wide variety of major booking sites worldwide, including TRIPADVISOR/FLIPKEY and HOMEAWAY

– Complimentary replacement of AC filters

– Inspection of your property before and after every let.

Arrival Inspection:

 walk through before guest arrives to make sure everything is clean and in order,

  turn on outside lights for guests arrival and set A/C to comfortable level

Departure Inspection:

Inspection of Home and Basic Inventory Check to make sure there are no damages or missing items.

Replace broken and irreparable or missing items in the Property and to account for these charges to the Owner, or charge the guest’s  security deposit if damage caused by the guest.

We now offer “Accidental Damage Insurance” to our guest, which covers damages up to $3,000

  Set A/C to 80F to save on your electricity bill


– To ensure that the property is cleaned after each letting and that sufficient linen and towels are provided clean for the next incoming tenants. There will be complimentary hand soap and toilet paper in the bath rooms and start up dish washing detergent and trash bags in the kitchen.

–  Maintaining the Property in a good tenantable condition at all times, and to affect all maintenance and repairs necessary at any time to achieve this objective. If possible smaller repairs will be done in house to be more cost efficent. 

–  We obtain estimates at no extra cost for any large repair jobs and to notify owner prior to replacement or repair of anything that will cost more than $150 and to proceed with approval from the owner. (Please note that essential repairs such as air conditioner breakdowns or pool heating repairs may/will need attention prior to authorization being received.)

– 24 hour Emergency phone line

– Welcome Hand book with all the information your guest needs to enjoy everything your villa has to offer


Pool Maintenance

Pools are professionally cleaned by a certified pool technician on a weekly basis and set day. This Service includes checking and balancing of chemicals, cleaning and brushing of pool. Cleaning of Pool filter, hosing down the pool deck and deck furniture as well as brushing down the pool screen as needed.

Pool Heat is turned ON/OFF as a complimentary service if ordered before guests arrival.

Lawn Care

Lawns are being cut weekly and shrubs trimmed and kept tidy as needed to ensure optimal appearance

Pest Control 

This includes ongoing quarterly interior and exterior pest control treatments, with emergency call-out service available as needed (excluding termites)


We will ensure your Villa is kept to an exceptionally high standard at all times.

Cleaning Service includes, but not only: all used linen and towels washed; towels needly displayed (towel origami); all extra linen and towels needly folded in cupboard; bath rooms cleaned; cleaned floor tiles; vaccum carpets; dusting, kitchen cleaned and all cupboards organized, all furniture, games, DVD etc put in correct places and organized, dining table decorated

We will provide for your guest :1 roll of toilet paper and hand soaps in each bathroom, 2 tabs of dish washer detergent, 2 tabs of laundry detergent, 1 roll of paper towels and start them up with garbage bags. 

If you would like to provide your guests with a more complete arrival package such as laundry detergent, coffee basket, special toiletries, etc just let us know and we are happy to provide these services

Cleaning Fees are charged to home owner only on stays 7 nights or longer 


We also offer upon request: 

– pressure washing of pool deck and furniture, recommended semi-annual upon request

– Spring Clean of your home, carpet cleaning etc

– garden mulching and landscaping upon request

– annual Air Conditioning maintenance

– Professional taken pictures or virtual tour of your home

– Welcome (Arrival) packs for guests upon request.

– Equipment Rental for your guests: such as Baby Equipment, BBQ’s, Mobility Scooters and more...
